Please review the following guidelines regarding the application process:

  • All application information will be kept confidential.
  • It is the policy of Sherman Property Management to limit the number of occupants in any unit to no more than twice the number of bedrooms.
  • We do not represent you in any agency capacity. A business relationship shall be not be presumed.
  • By submitting an application, you certify that you understand that licensed agents are acting in capacity of an agent of the owner pursuant to a property management agreement.
  • This is an application and gives no lease or rental rights.
  • Falsified statements on this form shall be considered sufficient cause for rejection.

There is a $60 non-refundable fee required for each application. This is NOT a per person charge. The $60 covers everyone on this application. You will be directed to pay via PayPal at the end of this application. It is our strict policy to refuse to accept an application if:
  • application fee isn’t paid
  • proper ID is not provided
  • application is incomplete
DOCUMENTATION PROVING CURRENT INCOME IS REQUIRED. For employment income, a copy of most recent paystub must be presented. We reserve the right to obtain third party documentation of unsubstantial income or any other information deemed necessary using the attached release signed by the applicant. YOU MAY ONLY APPLY FOR ONE APARTMENT OR HOUSE AT A TIME. If you wish to switch your application to a different unit, you must contact the office. The date and time on your application will be switched to the date and time you contact the office to request the change. Applicants who currently receive Section 8 assistance must provide an approved “Move Voucher” signed by their coordinator. If accepted, applicants will have 48 hours (2 business days) from acceptance to provide one full month’s rent (certified check or money order) and sign a lease. If applicant fails to do so, the application will be withdrawn. A separate certified check or money order for the security deposit is required prior to taking possession of any unit.
